Rental Policies

Important information about short-term rentals.

Check-In / Check-Out

Check-in is available anytime after 4:00 pm, and check-out must be completed before 11:00 am. To allow adequate time for our team to clean and prepare the unit for the next guest. Early check-in or late check-out can be requested at an additional charge and is subject to scheduling and availability of our staff and listing.

Pet Policy

Furry friends are welcome but please note the following: Should you decide to bring a pet, a one-time $400 pet cleaning fee will apply. Pet owners will be charged for any additional dry cleaning, cleaning treatments, or linen replacements required due to excessive pet fur and damages caused by the pet.

Our pet policy includes the following provisions:

  • Pets are allowed only in designated pet-friendly units. Please confirm with our team before booking.
  • A maximum of 2 pets per unit is permitted, with a combined weight not exceeding 30 lbs.
  • Tenants are responsible for any damage caused by their pets and must clean up after them.

Smoking

In compliance with our local community, neighbors, and building partners, smoking is strictly prohibited within RentX properties. Guests who breach smoking policy will be fined as stated in the rental agreement.

Events

Hosting events at RentX properties is not allowed. However, small gatherings with friends and family are permitted as long as noise levels do not disturb our neighbors.

Approval Process

Guests seeking approval to stay at RentX may be subject to an ID verification screening. Failure to comply or meet the requirements of this check may result in the cancellation of the booking.

Self Check-In

RentX provides a seamless self check-in process, offering convenience and flexibility for our guests. With our state-of-the-art technology, guests can enjoy the ease of checking in without the physical presence of on-site staff, allowing them to start enjoying their stay right away.

Cancellation Policy

We understand that plans may change, and our cancellation policy is designed to accommodate potential changes while maintaining fairness for both parties. If you have any questions regarding cancellations, please email info@rentxgroup.com.

Full Refund: Cancellations must be made within 48 hours of booking to qualify for a full refund. If your cancellation qualifies for a full refund, the refund will be returned to your original payment method in 3-5 business days, depending on your bank.

Partial Refund: For cancellation requests past the 48-hour window from the time of booking, the first 30 days are non-refundable, and the remaining amount will be refunded. Guests will be given a one (1) month credit which can be applied to a booking beginning between thirty (30) and one hundred and eighty (180) days in the future.

Exceptions: If a guest cancels past the 48-hour window and opts out of the one (1) month credit, RentX will attempt to re-book the reservation. If we are successful, the balance for the non-refundable 30 days will be returned to your original payment method in 3-5 business days, depending on your bank.

Cutting Your Stay Short: We offer accommodating policies for guests who need to shorten their stay due to emergencies. In such cases, the guest should edit their booking to an earlier check-out date, and we will approve the change rather than canceling the reservation altogether.

Payment Policy

Guest will agree to provide payment for the following:

  • Accommodations as described on Page 1.
  • For reservations created greater than 30 days before arrival, Guests will be charged 30% of the accommodation at booking confirmation.
  • Payment for the remainder of the accommodation will be charged 30 days prior to arrival.
  • For reservations created within 30 days of arrival, Guests will be charged 100% of the accommodation total at booking confirmation.

Payment can be made via Bank Wire Transfer, E-Transfer or Credit Card (via Stripe and subject 3% processing fee).

Guests are responsible for any and all damages as described in Item 4; or additional television charges (a 30% administrative fee will apply when such services are ordered through RentX Group Inc.); cancellation charges; charges for extra items ordered by the guest, early arrival or late departure charges or extension of stay beyond dates stated above.

RentX Group Inc. agrees to provide a detailed description of all charges.

Security Deposit

RentX requires a damage deposit in the amount of $1,000.00. Damage deposits will be released within 3-5 business days after the check-out date pending a suite inspection. The Security Deposit shall be returned to the Guest after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any rent unless the RentX gives their written consent.

Maintenance and Repairs

RentX is committed to maintaining our luxury units to the highest standards. In the unlikely event that you encounter any maintenance or repair issues during your stay, please adhere to the following guidelines:

  • Guests are responsible for reporting any maintenance or repair issues to RentX immediately. Maintenance repair requests can be submitted through the user dashboard on our website.
  • Guests must not attempt to make any repairs themselves or hire external contractors without written permission from RentX.
  • RentX will address reported maintenance or repair issues as soon as possible.

Insurance

RentX’s contents and liability insurance policy does not insure The Guest's personal belongings. The Guest's own home insurance would apply to this. If The Guest does not presently have home insurance, RentX Group suggests temporary coverage be arranged by The Guest through their insurance company. RentX shall not in any event whatsoever be liable or responsible in any way for:

  • Any personal injury or death that may be suffered or sustained by the Guest or any employee of the Guest or any member of the Guests family, his agents or guests, or any other person who may be upon the rented premises or the premises of RentX Group Inc.; or
  • Any loss of or damage or injury to any property including cars and contents thereof belonging to the Guest or any member of the Guests family or to any person while such property is on the rented premises or on the premises of RentX Group Inc.

Residential Tenancies Act of 2020 (Ontario)

The parties intend and agree that the Residential Tenancies Act of 2020 (herein referred to as the “Residential Tenancies Act”) does not apply with respect to the relation between the parties because of the exemption set out in section 5(a) of the Residential Tenancies Act.

The rights granted to the Guest is governed under the Innkeepers Act and will not, under any circumstances, constitute a lease or tenancy agreement between the parties. The parties agree that the Tenant Protection Act does not apply with respect to the occupancy of the Guest in RentX Group Inc as the parties agree that section 5(a) of the Residential Tenancies Act provides an exemption to this accommodations agreement.

This agreement may not be assigned, either in whole or in part, by the Guest. The parties agree that failure to comply and leave upon agreed check-out time and date, will be deemed trespassing and charged as a criminal offence resulting in prosecution and arrest.
